How to Get Your Rental Deposit Back in the UK
A step-by-step guide for international students on how to reclaim your full deposit when leaving a UK rental property.
Know your rights before you move out
Under the Tenant Fees Act 2019, your landlord must return your deposit within 10 days of you both agreeing on the amount to be returned. The deposit must have been protected in a government-approved scheme within 30 days of you paying it. If it was not protected, you are entitled to compensation of 1 to 3 times the deposit amount.
Document everything from day one
The single most powerful thing you can do to get your deposit back is to take detailed photographs of every room, every wall, every appliance and every fixture on the day you move in. Send these to your landlord by email so there is a timestamped record. An inventory signed by both parties is even better.
Understand fair wear and tear
Landlords cannot deduct for fair wear and tear. This means gradual deterioration from normal use โ scuffs on walls, faded carpets, minor marks. They can only deduct for actual damage you caused beyond normal use. If a landlord tries to charge you for repainting an entire room due to a small mark, you can challenge this.
What to do when you move out
Clean the property thoroughly. Leave it in the same condition as when you moved in, allowing for fair wear and tear. Take photographs again on your final day. Return all keys. Ask your landlord for a written confirmation of the checkout condition.
How to raise a deposit dispute
If your landlord makes deductions you disagree with, contact the deposit protection scheme directly. All three schemes โ DPS, MyDeposits and TDS โ offer free Alternative Dispute Resolution (ADR). You submit your evidence online and an independent adjudicator decides. You do not need a solicitor.
