1. Who We Are
RentalSafe UK is a tenancy agreement analysis service. We are the data controller for information you provide to us. Contact: privacy@rentalsafe.co.uk.
2. What Data We Collect
We collect: your email address (via Supabase Auth), your tenancy agreement document (PDF or DOCX), optional property photos you upload, your property postcode, payment information (processed by Stripe - we never store card details), and your preferred language.
3. How We Use Your Data
We use your data to: generate your tenancy risk report, send you a report completion email, process your payment via Stripe, and improve our service. We do not use your data for advertising or sell it to third parties.
4. Document Storage and Deletion
Your uploaded tenancy agreement and property photos are stored in Supabase secure storage and automatically deleted after 90 days. Report analysis data (extracted clauses, flags, scores) is retained for 2 years to allow you to access previous reports.
5. Third-Party Services
We use: Supabase (database and file storage, EU/US servers), Stripe (payment processing), Anthropic (AI analysis - your documents are sent to Anthropic's API for processing), data.police.uk (crime data), DLUHC EPC API (energy data), Companies House API (landlord verification), Google Places API (amenity data). All third-party services are bound by their own privacy policies.
6. Your Rights
Under UK GDPR you have the right to: access your personal data, correct inaccurate data, request deletion of your data, object to processing, and data portability. To exercise any right, email privacy@rentalsafe.co.uk.
7. Cookies
We use essential cookies only: a language preference cookie and a Supabase authentication cookie. We do not use advertising or tracking cookies. See our Cookies Policy for details.
8. Data Security
We use industry-standard security measures including encrypted connections (HTTPS), Supabase row-level security, and Stripe's PCI-DSS compliant payment processing.
9. International Transfers
Some service providers (including Anthropic) process data outside the UK/EEA. Where this occurs we ensure appropriate safeguards are in place.
